INTUS lettings may be the new kid on the block when it comes to lettings agents, having just set up at the beginning of the year, but they've got plenty of experience. Lettings manager, Nick Gill, has spent ten years working in the rental industry but as a new company, their expertise is coupled with fresh ideas and a drive to do things differently.
It may be based in Salford Quays but Intus Lettings is a nationwide company, dealing with property everywhere from Sunderland to Hertfordshire – and of course Manchester.
Confidential chatted to lettings manager, Nick Gill, to find out more.
What makes Intus Lettings stand out from the crowd?
We're exclusively a lettings agency so we're able to focus on the area we know best. Our small team of experienced professionals have the full spectrum of experience across the residential lettings and property management sector. For example, I started as a viewings rep and then worked my way up so I understand the business from top to bottom.
At Intus Lettings, we've invested heavily in marketing and branding, and this, along with our slick website, means we have enormous reach. We can offer a lot of exposure as we advertise on all the major portals – Rightmove, Zoopla and PrimeLocation – as well as covering the local press too.

How could you help a potential client with properties all over the country?
Because we're a nationwide company, we can literally look after a whole portfolio of properties right across the country. With our fully managed service, clients can take comfort in only having to deal with one agent and one set of charges. It also means we can build up a better relationship with our clients and deal more effectively with what they need.
What about if it's someone's first time as a landlord?
We've got the experience and knowledge to be able to walk landlords through the whole process of finding a tenant. Intus Lettings can advise landlords of the latest legislation on electrical tests, gas safety records and furniture and fire regulations so they can make sure they are meeting the legal requirements as a landlord.
We also work with a company which specialises in buildings and contents insurance for landlords so we can help to make sure that both they and their property are protected.
Intus Lettings also gives landlords peace of mind; we're a full member of ARLA, the Association of Residential Lettings Agents, which is a main governing body that regulates the industry.
How do you match tenants and properties?
Our cutting-edge software allows us to match the right tenant to the right property. We register all our tenants to find out exactly what it is they are looking for.
Intus Lettings are also very thorough at checking potential tenants. We don't just make sure they'd be able to pay the rent, we look at their motivations to make sure they will treat the property with respect.
We work hard to make sure there will be a lasting, positive relationship between landlord and tenant, which is why our phone lines are open 24 hours a day for both landlords and tenants.
