ACCORDING to property boffins, house prices could rise by up to 8% in 2016, with Central Manchester predicted to be one of the most lucrative spots in the UK to buy property in 2016.

The Metrolink’s Rochdale line proved the cheapest along which to buy property

Over the past twelve months the average price paid for property in Manchester city centre was £167,652, while the average paid for property across the city region was £157,558k – £15k lower than the average for the North West (Zoopla market data).

We thought this a very fine idea indeed, so have ripped it off to create the ‘Manchester Metrolink House Price Map’, featuring the average cost of a two-bedroom property based around the postcode of each of the Metrolink’s 94 stations.

The Metrolink’s Rochdale line proved the cheapest along which to buy property, with a two-bed costing an average of £89,115; two-beds from Hollinwood to Westwood were the cheapest of all at just £77,633.

The Ashton line proved the second most economical, with a two-bed costing an average of £105,825, followed by the Manchester Airport line at £114,448.

Unsurprisingly, the priciest properties are those in the City Zone, with a two-bed costing an average of £195,202, followed by £176,278 along the East Didsbury line.

The most expensive Metrolink stations to buy around were those with an M1 postcode (Piccadilly and Market Street), with a two-bed costing an average of £210,655, followed closely by those with a WA14 postcode (Altrincham and Navigation Road) at £210,013.
