AFTER the success of X1 Media City and X1 The Plaza, Knight Knox has launched a new development that’s already receiving considerable interest from buy-to-let investors.

All of their completed sites together have 100% occupancy rates.

X1 The Gateway is a luxury residential scheme situated on Trafford Road, within walking distance of Salford Quays. This £33million development comprises 191 one, two and three-bedroom apartments across 20 floors and is due for completion in early 2018.

Amenities for the development include an on-site gym, residents’ car parking, secure bicycle storage, a management office in the foyer and a ground-floor retail unit. A number of the properties will benefit from large roof terraces, and the double-height ground floor – with floor-to-ceiling glazing – will create a spectacular and welcoming entrance to the development.

Knight Knox, a leading provider of buy-to-let developments to the private investor market, has a track record of success in the North. This is its 22nd buy-to-let project in partnership with developer X1. All of their completed sites together have 100% occupancy rates – a reflection of the quality of the homes they deliver.

Andy Phillips, commercial director at Knight Knox, said: “Manchester and Salford’s buy-to-let scene continues to thrive and it’s no surprise; the region is making advances on all fronts and the expected yields – both rental returns and capital appreciation – are therefore tremendously promising.”

Melissa Green, operations and regional director at X1, said, “All of the apartments in this new development have been designed to exceptionally high specifications. The building features large expanses of glass from all apartments, offering unrestricted views across the Quays, with many offering impressive views of Old Trafford and Manchester city centre, so we’re sure they’ll be snapped up in no time.”

X1 The Gateway will be constructed by Forrest, with building expected to commence in June this year, and subsequently let and block managed by X1 Lettings.

Knight Knox enjoyed a record year in 2015, selling £252million worth of property (more than double the £123million figure achieved in 2014). The company was recently shortlisted for the Residential Investment Agency of the Year at the prestigious Property Week Residential Awards, and it doubled its office space in 2015 to house its increased workforce.

Other new investment opportunities from Knight Knox include Rathmell Hall, its first York-based luxury student accommodation development, and Mulberry Place, a high end development of 38 chic, spacious apartments close to Blackfriars Park, Salford.
