PLANS have now been approved and the licence application submitted, paving the way for London-based operators Rose Five Ltd to transform the former Capes Dunn auctioneers at 38 Charles Street (near to the Lass O'Gowrie) into a whopping new five-storey bar, restaurant and live music venue called, suitably, The Auctioneers.

The vacant red brick auction house - built in 1912 and once home to JT Clark's rubber stamp manufacturers - is to be become a 'modern hybrid of café, bar and street food space', with a capacity to host live musics right next to Bruntwood's huge new Circle Square development.
Rose Five Ltd are no stranger to this sort of thing as they also own The Lock Tavern, a hip Camden boozer with regular DJ nights, live performances and rooftop sit-ins.
The maximum capacity for the new Manchester venue will be 770 people, split across five levels, with the basement used as a small event space and bar with some seating around a small stage, whilst the ground floor will feature a large bar, kitchen and street food space with long bench seating and a 'more cafe bar feel'.
Upstairs, the first floor will be given over to a larger dedicated live music space with a stage, dressing room and bar, whilst the second floor will also comprise of a bar and kitchen, featuring a terraced area with retractable canopy.
Up on the third floor plans envisage an all-weather rooftop bar with a glazed extension, terraced area and views over the grand Principal Hotel (and perhaps the construction site next door at Circle Square).
As we understand, planning was granted under the proviso that the new venue is not to be a nightclub (although internal areas may stay open 'til 4.30am), as the site is located in a mixed use area consisting of residential, office, hotels and leisure facilities including bars and existing clubs.
The Auctioneers licence application is in consultation until midnight on 23/12/2016.
