A FIRM owned by Betfred boss Fred Done has submitted plans for a 405 apartment PRS scheme for The Crescent in Salford - at the site of the former Black Horse Hotel.

It is the second dilapidated pub site the Salford-born billionaire’s property company have snapped up this year, after plans for a 380 apartment PRS scheme at the site of the empty Grade II-listed Black Friar pub on Trinity Way were given the green light in March 2015.

Unfortunately, unlike the Trinity Way scheme - where the Black Friar will be integrated into the main entrance of the development - the abandoned Black Horse has been deemed in too poor a state to restore.

Shame this, according to the Pubs of Manchester, the Black Horse can be traced back to 1739, and was rebuilt in 1875 - it is also listed as one of Salford Council's locally listed heritage assets within The Crescent Conservation Area (see below).

Euan Kellie, who is leading the planning application, told Confidential:

"The former Black Horse pub is locally listed (but not nationally) and is within the Crescent Conservation Area. We have carefully considered whether the Black Horse Pub could be included in the development however, as outlined in the Heritage Assessment submitted to support the application, the building is beyond repair and, as such, the wider economic and regeneration benefits of The Crescent proposals outweigh the loss of the Black Horse Pub."

Designed by 5plus Architects – the firm behind the new Axis building on Whitworth Street – the Crescent scheme will feature 153 one-bed and 248 two-bed apartments spread across three blocks of five, 16 and 21 storeys. There will also be four townhouses, car parking, landscaping and 8890 sq ft of commercial space.
