SPINNINGFIELDS developer Allied London have announced that Quay House, the harsh 60s concrete modernism on Spinningfields Lawns, will be demolished in October 2014.

Confidential's former HQ is making way for Number 1 Spinningfields, a nineteen storey office tower designed by Ian Simpson Architects (Urbis, Beetham Tower and soon Old Granada Studios) boasting 343,000 gross sqft of office space.

The ground floor will also provide space for potential restaurants, café and retail occupiers, which will work with the established public realm of Spinningfields Lawns and Hardman Square.

A pedestrian route will run through the middle of the ground floor, improving links between Quay Street and Hardman Square.

Work on the site could begin as early as January 2015, with completion set for 2017.

Allied London have recently agreed a pre-let for the building with a professional services company, either PricewaterhouseCoopers (PwC) or Ernst & Young (EY), according to Business Desk.

Earlier this year, CEO of Allied London Mike Ingall said: 

“With No.1 Spinningfields we intend to create the most desirable office building in the UK. Inspired by buildings from around the world, it will be a powerful statement for us and for Manchester."

Allied London are currently well underway with the ten-storey Cotton Building development around the corner on Hardman Boulevard (opposite RBS).

The 160,000 sq ft building will have over 30,000 sq ft of space designed for public amenity including a bike park, climbing wall, leisure facilities and innovative start-up and co-working spaces.
