It’S NOT so much a house as a building plot but Edward Mellor have put a £10,000 guide price on this sad and dangerous looking property in Blackburn.

It’s one of the lots in their May auction and goes under the name Rope Cottage.

Enough said.

A more immediate option is lot 18, a much better looking four bed on Thurlby Street in Victoria Park, M13 (main picture above).

This is student territory so could appeal if you are looking for an investment or have kids hopefully heading to the city to study next October

It’s got a guide price of £120,000.

Louise McDonald, head of Auction Services at the firm says that 80% of the lots at the last sale were sold although not an extended three bed semi on Oswald Road in Chorlton. It had a guide of £175,000 and attracted bid but no-one prepared to go up to the reserve and it is now available for £210,000.

A bungalow on Copper Beech Close with a guide of £125,000 did see the gavel come down at £142,500

Louise obviously wants to encourage more sellers to use the auction route and on the plus side if you do need to move sharpish and can undercut the market on price it can mean a swift conclusion.

She said: “Before properties go to auction our team inspect properties and  do viewings  all over the North-West.

“Creative marketing ensures that our lots get as much exposure as possible through online and print catalogues, database emails and online advertising which helps build momentum ahead of the big day.

“Nothing beats the excitement and interest of an auction and we take great pride in seeing our vendors get deals they previously thought impossible, and buyers get deals that would otherwise be unavailable to them.”

The next auction is at 2pm on 2 May 2012 at The Point, Lancashire County Cricket Club, Old Trafford and I think I may go along.
