WORK could start on phase 2 of Islington Wharf in Ancoats by the end of the year if plans just revealed get the nod.

Isis want to raise the bar and their houses will have private gardens at the back down to the canal as well as terraces.

This revised scheme will have two blocks of apartments, one fronting Old Mill Street with town houses behind running back towards the canal and the restored cottage that is the base for the developer Isis Waterside Regeneration.

There will be 30 apartments, both one and two beds and 16 houses –five 2x storey 2 beds; ten 3x storey 3 beds and a single 4x storey 4 bed.

The three beds will average out at 1200sq ft while the four bed will offer a decent 1500sq ft of living space.

Isis apparently went to look at the townhouses in Macintosh Village for inspiration. The row there is great and refurbished ones go for upwards of £400k.

It would seem Isis want to raise the bar at Islington too and their houses will have private gardens at the back down to the canal as well as terraces.

Hollie Reynolds, the marketing manager for Isis is excited.  She has been spending a lot of time in Leeds since selling out at Islington Wharf earlier this year and cannot wait to get back to Manchester.

She said: “The reaction to the scheme so far has been brilliant with one person even wanting to hand over a deposit they were so keen.

“Such enthusiasm is really encouraging. It is surprising just how many young families there are living around here and we want to give them an alternative to moving out to the suburbs.

“The news about the new junior school is a tremendous boost as well, as is the opening of the park. We just need Metrolink to start running now.”

The original plan has been to put big apartment blocks on the site but thankfully the market now dictates otherwise.

She said: “The market is not going to sustain large scale apartment blocks now and we also wanted to offer something different. We had considered all housing but we wanted to provide some units that would be affordable to first time buyers.

“Our aim is to provide a mixed scheme with a nice cul-de-sac of housing running down to the cottage.

“We had 22 people at a consultation at Vivid Lounge last week and the feedback was really good.”

There is also a bit of a rush on as Isis has the promise of some finance from the Get Britain Building Fund to help make this happen but they have to be on site by the end of the year to qualify.

A full planning application will go in very shortly but Isis is keen to get people’s views.
