THE latest phase of development on the Smithfield regeneration scheme in Manchester's Northern Quarter, has been unveiled as One Smithfield Square.

Muse has also committed to an initial stage of shell restoration and refurbishment of the Grade II-listed building, known locally as the 'Mackie Mayor'.

The newly-named scheme, which is being delivered by Muse Developments, will include 77 one, two and three-bedroom apartments and more than 6,000 sq ft of ground floor commercial space.

The architects are MWA as the concept architects with Ryder Architecture responsible for the project and delivery. Ryder have also re-designed Central Library in the city centre, due for completion in 2014.

Jones Lang LaSalle (JLL) has been appointed as residential agent on the scheme, with properties now available for purchase as construction gets well underway.

One Smithfield Square will conclude the mix-use development, which began on site in 2001. Muse has also committed to an initial stage of shell restoration and refurbishment of the Grade II-listed building, known locally as the 'Mackie Mayor'.

One Smithfield Square is due to be completed in October 2014 and is being delivered by Ician Developments, a wholly-owned subsidiary of Muse Developments, in partnership with Manchester City Council. The Homes and Communities Agency (HCA) has invested £6.5 million towards the scheme, as part of the Get Britain Building fund for stalled projects.

Confidential is unsure about the current trend to be uncreative with naming buildings. Instead addresses are become monikers all over the place. One St Peter Square, for instance, and then this week 2 St Peter's Square. Vimto Gardens on Chapel Street is better. Given the location of One Smithfield Square on the site of what was once the largest city centre wholesale market in the country there are plenty of names that could have been adopted. What about some imagination? Given the yellow decoration on this building, the owners missed a trick, we could have had the Banana Building in Manchester. They appear to have slipped up. (JS)
