THE windows of this sixth floor apartment in Emmeline, one of the 3 Towers on Rochdale Road, give a great view of the Lower Irk Valley, an area singled out by the city to provide the next big swathe of housing.
Up to 2,000 new homes could be built and the city, together with Network Rail and the Homes and Communities Agency have packaged the land together and put a call out for interested developers.
Another 1,000 properties in Collyhurst will be refurbished and new shops built on Rochdale Road to cater for all the new residents.
This extension of the city centre out along a green route has always been the plan and one of the selling points when Urban Splash took on three empty tower blocks and worked with architects Union North to re-clad and refurbish them.
The buildings are now as stylish as you would expect from Splash and the big corner windows work wonderfully and would let you keep an eye on any redevelopment.
While Emmeline and Christabel mostly managed to sell before the market crashed there are units available in Sylvia. There’s a 2 bedder on the ground floor advertised on the clever but ultimately frustrating website for £132,500. It does say shared equity is available. Just fails to give any detail.
Or you could go for a two bedder in Emmeline that is being sold by Pad Residential for £127,950 which is on the sixth floor and gives you these incredible views. Click here.
It comes with its own parking space and looks in good nick.
If you cannot afford two beds but still like the idea of buying in area circled by city planners as “the next big thing” then Bridgfords have a one bed in Christabel for £110,000 which is big on square footage although a lot of it seems to be in the hallway. Click here.
Or Thornley Groves have one on the fifth for £99,500. Click here.
But when you are negotiating it will help to know that Julie Twist have one for sale on a lower floor for £90,000. It is tenanted until June for £550 which would give you a 6% return on your money. Click here.
