BIG FRED has owned the three bed duplex apartment in Slate Wharf, Castlefield, since it was completed in 1999 by MacBryde Homes and had it fitted to his own specifications including a pool table and bar (naturally, see below).

Let’s hope Freddie fares better with this property deal than the Prestbury mansion which failed to sell for £5m back in 2011 despite a price drop. It's now being rented by Peter Crouch.

He apparently lived there briefly before heading out to build a mansion in Cheshire.

But we’re told both the bar and the pool table have to go as the place gets a makeover after being rented out for more than a decade. Improvements include a new kitchen, new bathrooms and total new decor.

According to the past tenant: “It’s a really great flat. On the lower level are two bedrooms and a bathroom and a big open plan lounge and kitchen with Juliet balcony.

“The upstairs was the best bit with the bar and the pool table. They were the reason we took it. There’s also a master bedroom with a shower room and a balcony.

“I’m not sure how long he lived there for but we still occasionally got bits of his post.

“We were given two months notice to leave and were told that after the renovations it was going to be put on the market – I just wish I could afford to buy it.”

According to records it was bought in August 1999 for £200,000, an estimate now puts its value between £280,000 and £300,000.

"Oh, the bar has to go too?"Jones Lang LaSalle recently sold a 1400sq.ft. three bed duplex in City Gate (a minutes walk away) with two terraces for £250,000, giving some sort of marker.

Three beds in the city are hard to come by though and a top spec renovation can bump up the price.

This is also a more desirable location and Slate Wharf is a great scheme made up of various buildings linking to the water.

Very Castlefield, very discreet.
